In attendance were: Eugene Keyser, Ted Freedman, Michael Henry, Charles Brantigan, Rick Wells, Doug Zehner, John Collison, Peri T. Burns, Carla Madison and Bethany Gravell.

The meeting was called to order at 5:30 pm. The minutes were read and approved as written. Notice was taken by the group that there will probably be no minutes from the November 2006 meeting as Steve LeMoine, who was responsible for that task, has left town. That is the meeting where Leslie Lipstein’s students gave their thoughts regarding what should be planned for our neighborhood.

 

Presbyterian/St. Luke’s Medical Center:

Doug Zehner reports that the rumor that the proposed building site has been moth-balled is incorrect. Appropriate signatures have been obtained from corporate headquarters, and the preliminary design phase is going on at the present time. This is expected to take 3-4 months. After that, the City approvals will be obtained. It is estimated that that will take six months, and that construction will start in early 2008.

 

Urban Design Plan:

The Urban Design Plan was approved by the Planning Board. It next goes to the Blueprint Denver Committee, perhaps as early as June 13, and from thence to City Council.

 

Children’s Hospital Redevelopment:

Rick Wells reports that negotiations continue with a proposed developer from the west side of Ogden. It is anticipated that an agreement will be reached shortly. Cherokee hopes to apply for RMU-30 zoning for that plot. Cherokee is willing to continue its discussions with the San Rafael Neighborhood group concerning development limitations placed on that property, but Cherokee is opposed to OD-9 zoning, and will object to that. Cherokee believes that the rest of the San Rafael Neighborhood needs overlay zoning and will be happy to support that effort, but they are concerned that the attempt to apply OD-9 zoning to their property on the west side of Ogden Street will interfere with the goal of protecting the rest of the neighborhood. The area on the east side of Ogden depends on the proposed users. From this the Chairman concludes that negotiations are still underway with an unnamed hospital whose representative was not present at this meeting.

Neighbors, led by Paul Bennington and Ted Freedman, have negotiated an agreement with Western Real Estate, LLC and Martin Fine Interests concerning the property bounded by Park Avenue, East 20th Avenue, Washington Street, East 19th Avenue and Clarkson Street. The Forum unanimously signs off on this document, and therefore, supports the rezoning requested in the alley vacation. Mike Henry notes that the rezoning hearing is on June 11, and the Forum needs to present its endorsement. It is an unusual situation because there is not current council person representing out district at the time this rezoning will appear before City Council.

 

There being no further business, the meeting was adjourned.
